April R. Schilling

April Schilling joined SKO’s Indianapolis office in 2018. An experienced business lawyer who provides counsel to clients of all types and sizes, she works in a variety of industries, including real estate, manufacturing, nonprofit, healthcare and financial services. She is a member of the Business Services practice, and is also a member of SKO’s Corporate Finance & Lending, Real Estate, Emerging Business & Venture Capital, and Mergers & Acquisitions practice groups.

Legal Practice

April’s work focuses on business and real estate transactions. She is adept at negotiating and drafting a variety of agreements, including joint venture agreements, buy/sell agreements, professional services agreements, asset purchase agreements and stock purchase agreements. April has deep expertise in developing standard contracts, review processes, and negotiation positions, and providing the associated training to clients.

She has served as counsel for clients in real estate acquisition, disposition, leasing, and subleasing transactions throughout the United States. She has substantial real estate transactional experience, having assisted clients in retail, office, affordable housing, residential and industrial matters. April’s clients include developers, public and private companies, landlords and tenants. She also has handled numerous 1031 exchange, “build to suit” and “sale-leaseback” transactions.

As lender’s counsel, April helps financial institutions and other organizations structure, negotiate and close a broad range of commercial and real estate loan transactions, including secured and unsecured single lender and syndication loans and mezzanine loans. She utilizes her broad real estate background when representing lenders in construction and permanent real estate loans.

Looking Ahead

There is so much opportunity for lenders and borrowers right now—and we anticipate it will continue in this vein for quite some time. The lessons of the past have taught everyone involved in corporate finance how critical it is to have sophisticated legal counsel at the table when structuring deals of all sizes. With a significant background as both lender’s and borrower’s counsel, I look forward to creating “wins” for all parties when we are able to make deals come together that satisfy every person in the boardroom.
