Nick Nicholson is a Member of Stoll Keenon Ogden’s Lexington office where he focuses on real estate development. Nick helps his clients through every stage of a real estate transaction and the entitlement phase of property ownership. He has worked in various aspects of the Bourbon Industry whether it is helping distillers or aging operations open new locations, helping their product find its way into the hands of the end users, or facilitating new tourism ventures that help promote the current Golden Age of Bourbon.

Whether he’s working with a local bank or a large developer, Nick aims to develop a rapport with his client that’s focused on positive results and informed decisions. He serves property owners, developers, and businesses throughout Kentucky and represents them before state regulatory agencies and courts.

For his accomplishments on behalf of clients, Nick has been honored as a “Rising Star” by Kentucky Super Lawyers®.

  • Zone Ordinance Text Amendment

    SKO represented a client in obtaining approval for a text amendment completely rewriting the Office, Industry and Research Park (P-2) zone converting it into the University Research Campus (P-2) zone.

  • Tax Incremental Finance Approval

    SKO represented a client throughout the Tax Incremental Finance approval process at the state and local levels for a mixed use development in a University Research Park.

  • Annexation and Zone Change for Multi-Family and Single-Family Residential

    SKO represented multiple clients in the acquisition, annexation, zone change, and all related development plan approvals for several multi-family and single-family residential projects throughout Kentucky, most recently in Fayette County, Scott County, and Bourbon County.

  • Zone Changes for Multi-Family Residential

    SKO represented clients in the acquisition, zone change, and all related development plan approvals for several student housing apartment projects throughout Kentucky.

  • Equine Tourism

    SKO aided in the creation and formation of a non-profit Equine Tourism entity designed to garner tourism onto Central Kentucky horse farms and increase fan support and awareness in the sport of horse racing.

  • Zone Change for Mixed-Use Development

    SKO obtained a zone change and all related development plan approvals for a national Retail Outfitter and Mixed-Use Development in Lexington.

  • Zone Change for Enterprise Zone Mixed-Use Development and Distillery

    SKO obtained a zone change and all related approvals for a new Mixed-Use Development and distillery on Whiskey Row in Downtown Louisville.

  • Real Estate Litigation

    SKO obtained a summary judgment at Fayette Circuit Court for a zone change appeal filed by protesting neighbors to a zone change and new development.

  • Zone Change for Mixed-Use Development

    SKO represented clients in the acquisition, zone change, development plan approvals, and all related permitting for a 50-acre Mixed-Use Development including retail, office space, and multi-family residential uses.

  • Directed Verdict in Criminal Case

    SKO obtained a directed verdict of all criminal charges filed against a client following a jury trial in Circuit Court.

  • Assault & Battery Criminal Charges Dismissed

    SKO obtained a dismissal of all criminal charges filed against a family law client following a successful a suppression hearing.

  • Criminal Representation Resulting in Dismissal of Five Felony Charges

    SKO successfully reached a settlement with the U.S. Attorney on our client’s behalf to dismiss five felony counts and prevent jail time and any associated fine.

  • Sixth Circuit Criminal Oral Argument

    SKO successfully argued before the Sixth Circuit Court of Appeals to overturn a conviction in the lower court. We argued that prejudicial evidence substantially outweighing probative value.

  • Kentucky Court of Appeals Criminal Appeal

    Successfully argued before the Kentucky Court of Appeals to overturn the sex offender registration requirement for a client based on constitutional violations.

  • Criminal Charges Dismissed

    Successfully obtained a dismissal of all criminal charges pending against manager for corporate client.
